Finding a beautiful home or the perfect place to put your new business is not always the challenge. Often, people get flustered and frustrated when it comes to the actual buying process. Don't let buying real estate overwhelm you! Use the tips below to help you have an easy and smooth transaction with a seller.

To understand real estate in a particular area, research crime statistics over time. True, you never want to move into a neighborhood that's dangerous. However, a neighborhood's crime rate that is somewhat more than average but has been noticeably decreasing over the past decade is a solid investment. This neighborhood will likely continue to become safer.

If you have the financial wherewithal to do it, then when you are buying a house go for a fifteen year fixed mortgage rather than the thirty year fixed. Doing so may cost more on a month to month basis, however, over the course of the thirty years you would have ended up paying many thousands of dollars more in interest on the thirty year mortgage.

If you are purchasing a rental property with tenants, check their lease length and history. It is not unheard of for a person desperate to unload a property to find or hire short term renters to entice a buyer. Once the home is sold, you could be left scrambling to find new tenants.

To make sure you buy a safe house, pay close attention to the walls on the inside and the outside. Look for any cracks or signs of dampness. This could indicate that the house is built on foundations that cannot support it or on a wet ground. If this is the case, you will need to pay for major repairs.

One important tip when it comes to real estate is that you check with multiple places for financing your home. This is important because of the variety of financing institution rates, plans, and legitimacy. Even if your first offer sounds fantastic, there may be better deals available. Always have terms of your contract written on paper.

If you want a bargain in real estate, you should look at bank owned properties that they have acquired, due to foreclosure. With so many banks holding so many properties, they are getting aggressive in pricing them to move them off their books quickly and you can save 40 to 80% of what the bank loaned on it.

Ask for a bonus. When you are negotiating the deal for your new home, don't be afraid to ask the seller to throw in something unconventional to the sale. A new HDTV or even a car, for example. These items can be an added bonus to you and they may be willing to throw it in for the price of the house, especially if it leads to a quick sale.

Buying a condominium or a single family home has a significant difference. Condominiums have common walls and common areas which are jointly owned by the condominium owners in the community. Single family homes don't have this burden, so if you enjoy owning your property alone and making your own decisions, don't buy a condominium.

When buying or selling a house make sure you know how much your real estate agent will charge. The traditional rate is 3%, but you can find lots of discount real estate brokers who charge significantly less. Make sure though that the service they will provide is all you need.

If you use the tips above, you can be on your way to having your dream house or perfect office space. The right real estate for your office, store or family can make all the difference. Don't let the process frustrate you! Get the real estate help you need today!
